How is Mountain Park Association organized?

The Mountain Park Home Owners Association is a nonprofit organization. The Association is governed by a Board of Directors, elected members of the Association. The seven Directors have the power and duty to administer the affairs of the Association in accordance with the governing documents. The General Manager works wiith the Board of Directors to set goals, monitor work and evaluate results to ensure objectives and operating requirements are met and are in line with the needs and mission of the organization as determined by the CC&R’s and Board of Directors. The Association also has a landscape, recreation, and an administration department, and a private day care operation.

Is membership in the Association optional?

When you purchase property in Mountain Park the Deed to the property states that the property is in the Mountain Park Home Owners Association. Therefore, membership is not optional. The Association maintains 185 acres of common properties which include trails, parks, pathways, tennis courts and the Recreation Center.

Does the Association have an annual fee or assessment?

The Association charges a semiannual assessment to all properties. There are three different rates. Please call the Association office to find the rate for your property.

I think you are charging me the wrong assessment fee for my condominium!

The Association’s Bylaws dictate the rate to which units are assessed. Single Family homes are assessed at 100%. Town Homes are assessed at 80% of the Single Family rate and Condominiums are assessed at 50% of the Single Family rate. The Bylaws also dictate the description of Town Homes verses Condominiums. A Town Home is described as a side by side unit with no other living unit above or below. A Condominium is described as a side by side unit with other living units above or below (stacked living units).

Does the Association have meetings?

The Board of Directors meeting is typically the fourth Monday of each month. Meetings are held at the Recreation Center at 7:00 pm. The Directors also meet for work sessions and planning retreats through out the year. An Annual meeting is scheduled each March.

Is there an Architectural Committee?

Yes. The Architectural Committee reviews applications for additions, changes, roofing, siding and any permanent exterior change to the properties. Applications may be downloaded or contact the business office at 503-635-3561.

How do I request changes to the common property behind my home?

We have a procedure called “Common Property Work Requests” (CPWR). You may pick up an application at the Recreation Center or download one. The Landscape Manager will review the request and make a recommendation to the Architectural Committee at their regular monthly meetings.

I believe a violation of the rules is taking place, what do I do?

Call the Association’s business office at 503-635-3561. We have staff that will investigate and contact the person who is in violation of the Bylaws. Failure to correct the violation may result in fines.

I have reviewed the Bylaws and they are rather vague, do we have anything else to clarify the regulations?

Several years ago a committee developed the Mountain Park Handbook which clarifies the rules and regulations. When you purchase your home in Mountain Park you will receive a new home owner’s packet of information with the handbook inside. The Declaration of Restrictions, Guidelines, and Clarifications can also be found at the end of the CC&R's.

Are Garage Sales allowed in Mountain Park?

Garage sales are allowed in Mountain Park. Please contact the Association’s business office at least 1 week before the sale to order regulation signs. Signs are free with a refundable deposit. Each year Mountain Park has an Annual Community Garage Sale during the summer. Watch the spring issues of Impressions for information on this great annual event.
