COMMON PROPERTY COMPLIANCE
Within Mountain Park are 175 acres of common properties. The Mountain Park Home Owners Association is the title owner of all the common properties in Mountain Park.
While individual property owners are members of MPHOA, they do not have any direct or indirect ownership rights in the common properties, either divided or undivided.
All maintenance and modification of common property is to be done solely at the discretion and under the supervision of MPHOA. No work may be done in common properties by homeowners.
Homeowners wanting landscape modifications or improvements to the common properties will need to fill out a Common Property Work Request (CPWR) and return it to the service desk at the clubhouse. Please read the Common Property Work Request Policy before submitting a CPWR.
The homeowner may be responsible for all or part of the expenses associated with fulfilling the request.
Fines ranging from $50 - $5000 (depending on severity including any costs associated with cleanup, repair, or replacement) may be incurred if any of the following is done to the common properties:
- Dumping (including leaf blowing)
- Cutting, removal, topping of trees
- Damage, alteration, unapproved building, and planting
